Whats Included
What is a home inspection? A home inspection performed by Home Sleuth Property Inspection, LLC is a visual, nondestructive inspection of the following components.
·Roof, Chimney, Flashing, Plumbing Vents Check overall condition of roof covering and review of common leak areas. Check for tree limbs that may be in contact with roof.
·Gutters & Downspouts Check overall condition of gutters. Check for clogged gutters or missing gutters which can adversely affect moisture content in the crawlspace. Check ability of downspouts to divert water away from house and foundation.
·Siding, Trim, Windows, Eaves, Soffits, Fascia Check condition of each and probe any suspected components for deterioration of wood.
·Drainage & Landscape Check for proper grading around house and its affect on the foundation.
·Structural Components Check foundation and floor structure. If house has a crawlspace, then all accessible areas of the crawlspace are inspected including floor structure, water supply pipes and drains, air ducts, etc. Crawlspaces are inspected for standing water, dampness and condensation. Accessible areas of the attic are inspected to check structural components of the roof.
·Driveways, Patios, Decks, Porches, Fences Check general condition of each and structural components of decks. Railings are inspected for safety issues.
·Hear & Air Systems Operation of heat & air system is checked. Gas furnaces are inspected using a combustible gas detector, for proper burner ignition and for signs of rust at combustion area. The age of systems are checked to see if replacement may be needed within the next 5 years. Air ducts and filters are inspected. Filter size will be noted in report. Fireplaces are inspected for safety issues.
·Plumbing System All visible fixtures, pipes and drains are tested for operation. Description of water supply pipes and drain pipes are included in the report. The location of the main water shut-off and main gas shut-of are described and photographed. The water heater is inspected for safety issues and age of unit to see if a replacement may be needed within the next 5 years.
·Electrical System The outside entrance wiring, distribution panel and visible wiring are inspected for safety issues. Location of main electric shut-off is described and photographed. Operation of GFCI receptacles and arc-fault circuit breakers are tested. Electric fixtures are tested. All accessible receptacles are tested for grounding and polarity.
·Insulation and Ventilation Attic & floor insulation is described and R value noted. Attic and crawlspace ventilation is inspected and described. Venting of bathrooms, kitchen, laundry and gas appliances (furnace, water heater, etc.) are inspected.
·Interior of House Walls, floors and ceilings are inspected for general condition. Windows and doors are inspected for operation and general condition. Counters and cabinets are inspected.
·Installed Kitchen Appliances All installed kitchen appliances are tested to see if they work. This includes ranges, cook tops, ovens, microwaves, dishwashers, waste disposers, trash compactors, ice makers and refrigerators. The brand of each appliance is listed.
·Attached Garage Floors, ceilings, walls (fire resistant?), garage door operation, garage door openers (safety features) and occupant door into the house (fire resistant?) are inspected.
